JOHN:  Hey, John Jones here with another edition of Tuesday Morning Coffee.  Thank you for tuning in.  Today, we’re going to talk about feedback on your home if you’re selling it.  Most feedback given by agents on behalf of their buyers is very gentle.  In fact, I don’t get much out of feedback.  The feedback that I truly look for, how many people are actually showing up and looking at our home and how many people are walking out the door and saying, “Hey, I’m finding something of a better value.” 

 

NAR statistics say that of every 10 people that walk in a home, you should have one offer.  If you don’t, you’ve got a pricing problem.  Also, if you can’t even get 10 showings, then you probably have a bigger pricing problem.  That means that they’re looking at the home online and they’re not even taking that next step to a physical showing.  Either way, the seller hates to hear that.  As a seller, I hate to hear that.  Nobody wants to hear their home is not worth what they hoped it was worth. 

 

But if you want to sell your home, you must listen to the market because the smartest person in this market today, I promise you guys, is a buyer.  A buyer is smart.  They know what things are worth.  And if you don’t believe me, go out there and look at some homes yourself, get serious about it, get online, start shopping, walk through about 10 homes, and you will figure out in this marketplace what homes are priced in the market and what homes aren’t.  Just by getting on the computer, you can figure out which homes you even want to go look at because you feel like they’re in the ballpark and which homes are not.
