What Is A Virtual Showing?
Q: What is a “Virtual Showing” and why is my agent using this as an excuse for why my home isn’t getting shown?
A: Before the Internet gained widespread use as a tool for consumers to research homes for sale, there were far more physical showings of listings. Consumers had very little to go on – no photos or reports of condition – other than price, location, and basic information like number of bedrooms, baths, etc. They had to see the house in person to know if it would meet their needs.
Today the situation is much different. Because potential buyers have full access online to photos, virtual tours, and detailed descriptions of nearly every listing, many homes don’t make the cut to earn a showing. These online ‘Virtual Showings’ have taken the place of the original in-person first showing. If your listing is getting plenty of hits on the Internet, but isn’t generating any physical showings, it means that buyers are rejecting it for some reason. They don’t see enough value in your house as it is presented on the web to justify taking the time to look at it in person.
