David, who previously spent a number of years as a building contractor in Murfreesboro, shows us how to spot a bad framing job and how to check some of the basics of the framing of your new home for yourself.

JOHN:  Hey you guys, John Jones here with another edition of Tuesday Morning Coffee.  With great excitement, I bring you a new video series we’re starting today, the first installation of Murfreesboro House and Home.  It’s going to be hosted by David Estes who is one of our new agents who spent many years in the home building business.  And what we’re going to try to bring to you is an inside look of the home building process.  Today’s series is going to be focused on framing, and we’re going to be out at Harvest Woods with a home built by Joey Richardson of the Richardson Group.

And David is going to be telling you about the dos and don’ts, the good things, what to look for in a good frame job and why it’s so important.  So anyway, stay tuned for future episodes of Murfreesboro House and Home, and I’ll let David carry it away.  Thank you.

DAVID:  Welcome to the first edition of Murfreesboro House and Home.  We’re out in Harvest Woods today.  We’re going to be looking at framing.  We’re at a job site by Joey Richardson, one of our premier builders at John Jones Real Estate.  One of the ways that we can tell a builder is doing a good job is if you look in the valleys, the boards are all going to be cut flush.  They’re not sloppy.  Nails aren’t sticking out.

Another thing we want to look at is come upstairs or look upstairs, see if it’s framed in with 2 x 10s or 2 x 12s. You really want to have I-Joists upstairs too if you’re going to have living space.  This is the same type thing that’s on the bottom level, and these I-Joists are coming over and they’ve all got their joist hangers going all the way across.  Another thing that you want to look at on a good framing job and you want to check it repeatedly, and a good framer will, but he’ll cull his lumber and make sure he doesn’t have any warped boards.

Another thing we want to double check and make sure of is that whatever load is upstairs is carried all the way down to the bottom.  As you can see, we’ve got a lot of weight coming down on this corner.  So this corner is all blocked up.  We’ve got extra deck studs in here to carry the weight on down to the floor system.  If you come over here and look, we have an LVL up at the very top.  That LVL, there’s two LVLs and that’s carrying a lot of weight.  And that weight should be doubled up all the way down to the floor system. 

Right now, they’ve only got one stud in here, but by the time they finish, they should have two or three jack studs in here carrying the weight all the way up from the top to the bottom.  This is a good example of dispersing the load.  This won’t be here.  They’ll knock this out, this brace, and the load is hitting this LVL and spreading across.  And if you see right here, this is doubled up under here to carry the load, and then over there it’s carrying the load.  I hope you got some good framing tips, and we’ll see you next time on Murfreesboro House and Home.
